But the best result comes from specifying the full system, not simply choosing the largest pane of glass that fits. For homeowners, the aim may be to brighten a kitchen extension or open up a garden room. For builders and installers, the priority is a dependable product that suits the roof build-up, arrives with clear fitting information and performs as promised. Both need the same starting point: a rooflight specification matched to the building, rather than an off-the-shelf assumption.
Start with the rooflight type and intended result
Flat fixed rooflights are a strong choice where clean lines, generous daylight and a low external profile are the priority. They suit modern extensions, orangery-style spaces and flat roofs where a frameless internal view is part of the design brief. A roof lantern creates more architectural presence and can spread light across a larger room, especially over a central dining or living area.
Opening rooflights add ventilation and can be particularly useful in kitchens, bathrooms and rooms prone to overheating. They may be manually operated, electrically operated or controlled by rain sensors and smart-home systems. Roof windows are generally designed for pitched roofs and are often the practical choice for loft conversions, upper-floor rooms and spaces where outward views or emergency escape requirements need consideration.
There is no single best option. A minimal fixed rooflight may provide the sharpest appearance and strongest value for a single-storey extension, while an opening unit costs more but solves a genuine ventilation issue. Begin with what the room needs to do, then choose the product category.
Rooflight specification guide: measure the right opening
The quoted rooflight size is not always the size of the structural opening. Some products are sized to sit on a builder’s upstand, while others include a pre-formed kerb. Roof windows may have their own fitting dimensions and flashing requirements. Ordering before checking the manufacturer’s drawings can lead to costly alterations on site.

Specify glazing for year-round comfort

The whole-unit figure gives a more useful indication of installed performance.
Solar-control glazing reduces the amount of solar energy passing through the glass. This is commonly expressed as a g-value: a lower figure generally means less solar gain. Privacy, acoustic performance and self-cleaning coatings may also be worth considering. Self-cleaning glass can help break down organic dirt and encourage rainwater run-off, but it does not remove the need for sensible access and occasional maintenance, particularly beneath trees or in urban areas with airborne pollution.
Get the kerb, roof build-up and weathering details right
On a flat roof, the kerb is as critical as the glazing above it. It raises the rooflight above the finished roof surface, supports drainage and provides the weathering interface between product and roof covering. Depending on the system, you may use a site-built insulated timber kerb or a manufacturer-supplied PVC or aluminium kerb.
The final kerb height must account for the roof structure, insulation, firrings or falls, deck, membrane and any finished surface such as paving or green roof build-up. The roofing contractor should be clear about where their membrane terminates and how it is dressed to the kerb. This is not a detail to leave until the delivery lorry arrives.
Drainage deserves equal attention. Even a flat roof should have designed falls so water runs away efficiently. Positioning a rooflight in a low point or beside a poorly formed valley increases the risk of standing water and unnecessary pressure on seals. Consider whether the room has opening doors or windows at a lower level, as this can create useful cross-flow on warm days.
For electrically operated units, decide early how power will reach the rooflight and where controls will sit. Rain sensors are a practical addition where the unit may be left open during changeable weather. In a hard-to-reach location, automated operation can turn a feature that is rarely used into one that genuinely improves the room.
Choose finishes and features that suit the project
Frame colour should work with the wider glazing scheme. Anthracite grey and black remain popular for contemporary extensions, while bespoke RAL colours can help match aluminium windows, bifold doors or heritage details. Check whether the internal and external finishes are the same, as some systems offer different colours on each face.
For trade projects, consistency matters as much as appearance. Confirm lead times, glass make-up, delivery access and the availability of technical drawings before committing to a programme. A rooflight is usually installed after the roof is made watertight but before many internal finishes are complete, so late changes can disrupt several trades.
